When we lived in Redford, we shopped at Value Center on 6 mile and Inkster. That really is a great spot. The meat is priced reasonably, and is usually better quality than Buches or Kroger. We still shop there a lot, even though Busches and Kroger are only about a mile away.

I don't know what you do with that area, especially the Grand River/8 Mile business district. I love the idea of putting a sports complex in the old Farmer Jack across from the Livonia Mall on 7 mile. The building is just right for that. I think the biggest problem may be because it is so far from a freeway.

This is a great subject, and needs a ton of brainstorming from everyone.

I rarely shopped there because I thought it was a terrible store. I mostly shopped (and still do) and the Busch's at 6 and Newburgh.

You actually live in NE Livonia, and drive all the way to Newburgh and 6 Mile to grocery shop? :o :huh: Even Kroger on 5 mile betw. Merriman and Middlebelt is closer to the NE than Busch's.

Where in the NE do you live? :huh:

7 and Middlebelt. I grew up shopping at Busch's and have just always preferred it. The Kroger at 5 is fine, but I know where everything is at Busch's and it's just easier :-)

If another grocery store could keep up the building, I think that would be fine, but the Farmer Jack was dingy and not very organized. A sports complex would be a blast, but I feel that they would be apprehensive into coming here because of the Rec Ctr. I wish that a Kohl's or some place like that would come in, but I know they were asked for the Wonderland development and weren't interested in coming to Livonia.

You know, a Trader Joe's would be awesome! But, the building is probably way too big for that. I think a lot will depend on what happens with Liv Mall, if they are able to re construct it, I think places like Kohl's and Old Navy and other large shopping places would be more apt to move in across the street.

Trader Joes seems more realistic than a Kohls (or similar) to come in. Although, Mervyn's was there possibly before your time (for all you 20 somethings). There's a Kohls just 2 miles away, that would amount to saturation, think Walgreen's, overkill. A grocery store does seem logical. The Farmer Jack on 8 and Grand River was a popular choice for the area, there does seem a need for a grocer.

When Farmer Jack was on 8 mile, it had definetely seen its day. The 7 mile location looked great when it opened, and you could not say it was dingy at all. Most of the reason for this goes back to Farmer Jack just not being all that financially sound. The question is why wouldn't another grocer come to the 7 mile location?

Value Center is one mile away and is very popular, that might be one reason.

The Rec Center is great, and we spend a ton of time there as a family. But it is a community center, and just cant accomodate all of the soccer leagues and other activities that other facilities can. The Rec Center needs to leave a little space for kids to drop in and play B-Ball, roller hockey.....pick up sports.

I agree. Both the Target and Kohls in Farmington are too close to this location. Old Navy is good idea. I don't think JC Penney builds many new stores now a days. Macys is much too upscale for the neighborhood. As long as Value City is there, it may make retailers hesitate about investing in Livonia Mall. Livonia Mall just looks so old. I think they should tear it down and give up on having a mall there. A grocery store is badly needed in that area and the old Farmer Jack is a perfect spot for it. Don't forget there is also that half empty dumpy strip mall on the southwest corner of Middlebelt and 7 Mile(where the old Sweden House and MC Sporting Goods was). I think a Trader Joes is unlikey.

This thread is starting to get depressing. If the new mayor is serious about revitalizing that area, he has his work cut out for him.

While it is nice to dream, we need to be realistic. There has to be a business that NEEDS to come into the area. We can suggest grocery stores, but what chain is viable enough to make a profit in that area? The profit margin in grocery stores is very, very slim. With a Super Walmart and Meijer's in the area, it isn't viable to even consider a store in that area. Farmer Jack's couldn't sustain the business, Kroger is hanging on by a thread. Busch's already has a store in their target area. The dream of a grocery store in that area, is just a dream.

IF the whole area could be razed, including the mall, the strip mall on the southwest corner and the old Farmer Jack's and we could start from scratch, I wonder how the neighbors would react to a "Wonderland type area" with another Walmart???

Business have to be able to see a profit in that area, bottom line.

I used to visit this site on an almost daily basis. I have stopped doing that and now visit about once a month, if that. The reason I have done that is my blood pressure would rise during every visit after reading the posts of some. It was/is usually the posts of Renee and LivoniaRocks that were the most frustrating due to their lack of thought/intelligence. An example to share with you: on 1-17-08 LivoniaRocks responds to a post by Otis with, "I realize that you do not post on here often, but people that really want to get their point across try to refrain from personally attacking people." Two days later Livoniarocks again responds to a post by Otis with, ".....I think you are a blithering constipated old man......" I can see that Livoniarocks continues to be a person who holds to her beliefs and refuses to let other people's words and actions sway her in these beliefs (lol).

I have stopped trying to convince the sheeple that can't think on their own behalf and can't see that this BOE has run this district into the ground. There is no doubt that at some point in time all of the dirt that this BOE has swept under the rug will be exposed. You can't throw a rug over Mount Everst.

Thanks Cool. I find it shocking that RU really cares what I post since I'm evidently so unintelligent.

RU: Thank you (I'm sure Renee thanks you as well) for letting us know that we basically have kept you off this site! Anything we can do! You are obviously a one issue minded person and only care about the BOE, which is fine, but do us all a favor keep your BOE posts on the proper threads.

Maybe its time for the city to just throw in the towel for commercial development in this area. Some condos or senior housing might be a better fit for some of the land. I know the area has been going downhill for some time now. I do like the idea of a sports ctr. such as a Soccer Zone type place. Renting out the Farmer Jacks, or Home Depot building would be ideal. Save all us soccer/hockey moms and dads alot of time and gas money. Traffic out to Wixom on a weekday evening is brutal!
We need to throw out as many ideas as we can, maybe one will stir someones interest. Someone with money and a vision.
I love living in Livonia, but Im not blind. Why is it when someone speaks out there's always those who have to say, "If you dont like it here then move".
How does that solve anything?
I believe out city is worth fighting for, just like our neighborhood schools were.
Its our future and our kids future, hopefully.

I agree. Other than a grocery store, I think retail there is a lost cause. Retail likes to be where there is a lot of traffic and restaurants (like Haggerty Road). Maybe the area should just stay residential. Seniors love, love, love ranch condos -- build those and they will come.

What would really be neat is something that could appeal to ALL ages. I was thinking of a little "village" area wih hobby shops. There could be a knitting store, a quilting store, train and model airplane shop, a "doll hospital" Radio Controled car/plane shop, golf stores, scrapbooking school/store, an art store/school. Then you could throw in a cafe/Starbucks/internet place, a Panera shop, a bookstore, fabric store. I would love to see some real "mom and pop" places instead of the usual cell phone store, pizza shop, etc.

Seniors love them, but developers hate them. They want to squeeze every bit of space to make more money. Thats why they like to build up. Almost every newer condo these days is three stories high. Just what a senior wants, more steps to negotiate :huh: :( . Seniors don't want to leave their homes because of taxes. If they sell their home, and buy a condo, their homeowner taxes could triple.
